service) every day.  The average time on the market for a home selling is 110 days.  Why do some homes sell sooner
than others?

There are two main factors that determine how long a home will stay on the market.  These two factors are PRICE and
LOCATION. Unfortunately in most cases only one of these factors can be changed.  It would be impractical if not
imposable to change the location of the property, but you can change the price.  90% of the properties that do not sell
within the listing period are over priced.  Thats why it is so important to price your property correctly.  One of the
biggest mistakes that a lot of sellers make is that they will try to price their home from gathering fliers in the
neighborhood.  It sounds like a good idea, but the problem is that all most all the homes listed won't sell for the asking
price.  For example.  The Wilson's' have their property listed for $250,000.00 and they accept an offer for
$225,000.00.
If you priced your home according to the asking price on the Wilson's' flier there would be a very good chance that
you could be grossly overpriced.
